2% to reserve, then by construction stage
The six new villas are paid as they are built: 2% holds the villa, 33% at the sale agreement within 30 days, four instalments of 15% at the foundation, ground floor, roof and interiors, and 5% when the villa is complete.

What families ask before they choose
What does the price include?
The private pool, air conditioning, landscaping, the kitchen and the wardrobes. Furniture is an optional package, from THB 2.5M for Type Q to THB 3M for Type A.
How do I pay?
2% to reserve, 33% at the sale agreement within 30 days, then 15% at each of four construction stages (foundation, ground floor, upper floor and roof, interiors) and 5% on completion.
Can a foreigner own a villa here?
Yes, on a lease: the land is registered to you on a 30-year lease, renewable, and the villa comes with it. Freehold of the building is for Thai nationals and Thai companies. We explain the structure and introduce a property lawyer.
What are the running and one-time costs?
Maintenance is charged per square metre and paid a year ahead; we confirm the current rate in writing with your offer. Once: a sinking fund of THB 100,000 and THB 20,000 for the meters. The transfer fee and tax are split 50/50.
